Belleville allows adding up to 3 accessory dwelling units (ADUs) on a residential property where there is an existing 1, 2 or 3 unit dwelling, subject to other zoning requirements.
Accessory Dwelling Units (ADUs) can include:
- Basement suites
- Coach houses
- Laneway houses
Registered ADUs can provide safe and affordable rental housing, economic benefits to homeowners and they support the flexible housing needs of youth, young families and seniors.Â

The Accessory Dwelling Units in New Housing Rebate will provide
The City currently has two incentives for homebuyers and homeowners building ADUs:
- Accessory Dwelling Units in New Housing Rebate – $5,000 rebate per unit (e.g. $10,000 for two units) for homebuyers who include ADUs in the newly built home.
- Accessory Dwelling Units in Existing Housing and Detached Accessory Buildings Rebate – $5,000 rebate per unit to property owners who create accessory dwelling units on their property.

- Zoning requirements for ADUs are in section 15.13 of Belleville Zoning By-law 2024-100. As the Zoning By-law is updated regularly, it is important to ensure you are consulting the most current version.
