Porta Condos rezoned multiple times since 2014 with no development

Porta Condos is a proposed condo development located at 25 Bay Bridge Road next to Crate Marine Belleville.

13-storey, 302 unit luxury condo

On November 10, 2014, By-Law 2014-159 was passed by City Council, which rezoned the subject lands to Water-Orientated Commercial (C6-2-H) Zone with a Holding Symbol. The zone permitted business, professional, administrative and/or government offices, day nurseries and three (3) fifteen (15) storey high-rise multi-unit dwellings totaling 302 dwelling units with the lots permitted to front on a common elements condominium private road.

Porta Condos is an exciting new luxury condominium development coming soon to 25 Bay Bridge Road in Belleville, Ontario. This new project by MDM Developments is currently in the pre-construction phase. The closest major intersection is Bay Bridge Road and Dundas Street West. Porta Condos will consist of three elegant 13-story buildings that will contain 302 suites. Phase 1 will house 96 resort-style luxury suites that will include one-bedroom to three-bedroom plus 2 penthouse floors, with each unit having a parking slot included. The project will also feature at-grade retail units.

Completion is anticipated for 2025 while VIP Launch is scheduled for summer 2022.

Some of the building amenities will include social lounge, fitness centre, elevated pool and outdoor terrace with BBQ’s plus fire pits.

It is merely a short walk to Belleville harbor, overlooking the Bay of Quinte.  Crate Marine Belleville is just 6-minute driving distance to the Bay of Quinte, a fantastic fishing location famous for its amazing walleye finish, as well as its abundance of other types of fish such as pike, bass, musky and perch. 

The condos neighbourhood is also home to 17 top-tier golf courses. Some of them include Trillium Wood, ranked among the top 3 by Golf Advisor, and Black Bear Ridge which was ranked by ScoreGolf in the top 30 public Golf courses in Canada.

Subsequently, confirmation of subdivision agreement (Plan 21M-318) was received by the City on January 18, 2023; and on March 27, 2023, By-law 2023-49 was passed by City Council to remove of the Holding (H) Symbol.

On March 11, 2024, Belleville City Council passed Zoning By-law 2024-100 and transitioned the original C6-2 Zone into the current Mixed-Use Type 2 (MX2-1) Zone.
